WHAT IS HARD MONEY?
A hard money loan is a specific type of asset-based loan financing through which a borrower receives funds secured by real property. Hard money loans are typically issued by private investors or companies. Interest rates are typically higher than conventional commercial or residential property loans because of the higher risk and shorter duration of the loan. Our loans are secured by a mortgage against the real estate, usually a first-mortgage.
WHAT ABOUT OWNER-OCCUPIED PROPERTY?
We do not lend on anything that the owner lives in, or intends to live in while our loan is in place.
WHERE DO YOU LEND?
We typically lend in the state of Arizona (mainly in Maricopa Country), however from time to time we do underwrite deals and lend to client for commercial transactions in other states (within the continental United States). Details available upon request.
IS IT IMPORTANT TO USE A LOCAL LENDER?
We think it’s the only way to go, even if you don’t use us! We’ll often come out to meet you at the property. We see your real estate investment property ourselves. We typically don’t wait on an appraisal and we usually don’t even use one. We guide you directly as to what you need to get the loan done quickly.
